Traffic Study
A traffic study was conducted in June 2025 to evaluate how the proposed Cheatham Rural Retreat might impact local roads in Kingston Springs.
The results showed that all roads and intersections in the study area are currently operating well below their maximum capacity. Most roads are using less than 5% of their capacity, and even the busiest segments are under 20%. No traffic congestion or queuing was observed, and the study concluded that the existing road network has more than enough capacity to handle the additional traffic from the proposed development. From a traffic engineering standpoint, there are no concerns about roadway performance or safety related to this project.
Data was collected using traffic counters and video cameras at key intersections and roadways near the site, including Cedar Hill Road, Highway 70 E, and CC Road. The study measured vehicle volumes during peak hours on both weekdays and weekends, as well as parking activity at the nearby canoe access lot.
