Environmental Impact

Vision & Strategy

Preservation of the site’s natural features is essential to our design strategy. We want the site’s beauty to be the certerpiece of the resort experience, so we developed a site plan that protects the existing landscape and is authentic to the place.

Landscape & Site Preservation

  • The design of the resort is inspired by the landform and vegetation. Major trees such as Sycamores will be preserved to become celebrated centerpieces of the resorts' exterior spaces.

  • The "Aerie" - the highest point within a mile of the river - is maintained as forest and open space for stargazing.

  • To create additional space, there is an implementation of a 300' voluntary buffer between the river edge and resort buildings.

  • No significant resort development will happen at Riverbend. There may be small pavilions for light programming, but the experience of the river and views from across it will remain unchanged.

  • A water feature is proposed in the low point of the land. Grading and treatment systems will be in place so that no untreated water ever reaches the Harpeth. The Harpeth River is what makes this experience so desirable - it goes against the resort's goals to do anything that lessens the quality of the river in terms of its water quality or the views from the river.

Agricultural Elements

  • The farm is celebrated in the overall design of the resort with an event barn and potential greenhouse.

  • There would be ~4 acres of culinary gardens.

Structures & Materials

  • Most Branded Residences are positioned away from the river and won't be seen from neighboring properties.

  • Authenticity for this project means small scale buildings with porches made with natural and local materials, surrounded by a wild landscape.
