How big is the project?
The project will include 80 hotel rooms, each of which are stand along units, and up to 40 residences.
Amenities include 2 small restaurants, wellness and fitness center, small farm/garden and outdoor amenities to accommodate fly fishing, hiking, biking, canoeing, kayaking.
Current estimates of approximately 210 employees over 3 shifts throughout the day.
Under the current zoning, how else could this property be developed?
Currently zoned, 140 homesites could be built (based on 1 residence per 4 acres). This could include a large house and accessory structures, such as a barn.
How does the proposed project compare to the current zoning?
Current zoning provides significantly more density than the proposed rural resort development.
What will the impact of the construction be on the neighborhood?
The planned construction period is 24 months.
Based on the nature of the building structure and the size of the project, construction traffic will be minimal.
How will the project support the community?
Internships for local students – at previous projects we have provided scholarships and internships for outstanding local community members and students and intend to do the same here.
Foundation/Non-profit to support local causes - We are looking to support the community ASAP. We would like to create a foundation immediately after the project is approved – even before construction begins. One of our team’s main pillars is protecting natural resources and uplifting sustainability efforts.
A restaurant partnership with local farms will be imperative to have the best local offerings for guests as well as support the local community.
What are the financial implications for the county?
Direct Tax revenue from the project will be approximately $5.9 million dollars per year according to a 3rd party economic study that was conducted.
What measures will the project take to be environmentally sensitive?
State of the art waste water treatment facility
All previous projects maintain significant environmentally friendly operational standards. These types of standards will continue for this project.
The retreat will employ a broad range of environmental conservation initiatives that include environmental education, protecting native species of flora and fauna, riverbank restoration, championing reforestation projects, and helping to restore local habitat.
Development will be concentrated on 100 of the 560 acres, leaving the remaining acreage conserved with little to no impact from the project.
Will there be public access to the resort?
Non-overnight guests can visit the restaurant and wellness center.
Anyone can book a room at the resort
How will the resort impact river usage?
The property is located after the last public take out on the Harpeth River and therefore resort activities should not affect current river use.
